Keeping a Closing on Track
A buyer was approaching closing when an unexpected HOA balance issue surfaced. Rather than letting the problem derail the transaction, I worked with the parties involved to get the information needed, push for a clear resolution, and keep everyone focused on the closing date. Real estate problems happen. My job is to help solve them without making them the client’s full-time problem.

Helping Sellers Make the Right Pricing Decision
Sometimes the challenge isn’t getting a house listed—it’s deciding what strategy gives the seller the best chance of protecting their money. I help sellers look at comparable sales, current competition, property condition and buyer behavior so they can understand the tradeoffs and make a clear pricing decision instead of guessing.

Navigating Properties That Aren’t “Simple”
Not every property fits neatly into a standard transaction. I’ve worked with HUD-owned homes, distressed properties, land, homes needing significant repairs and situations involving additional research or unusual transaction issues. When something is complicated, I help identify what needs attention, determine the next step and keep the process moving.
